Martini Northern was the construction manager for a multi-phase, owner-occupied renovation of the rebranded 248-roomHilton DoubleTree Hotel in Manchester, NH. The project was completed in threephases while keeping the hotel completelyoperational throughout construction
- Phase 1 involved the renovation the ballroom and pre-function room highlighted by a 24’ long bar with programmable LED lighting as the centerpiece and custom carpet evoking the flow of the Merrimack River. A new vestibule and handicap access ramp were installed at each entry point as well as new lighting fixtures. Structural reinforcements and mechanical, electrical, plumbing, and fire systems were upgraded as part of the 3 month construction.
- Phase 2 featured renovations to 248 guestrooms across 9 of the hotel’s 13 floors. The work included updating finishes, furniture, fixtures and equipment. Martini Northern sequenced construction activities completing the renovations in 6 months allowing the hotel to operate efficiently.
- Phase 3 was a complete renovation of the hotel’s public spaces and support areas including front desk, lobby, a restaurant, breakfast bar, lobby bar, Hilton branded lounges, hotel laundry, and employee breakroom. The scope of work included extensive demolition, new MEPF systems, and finishes requiring detailed communication and coordination with hotel staff during the 5 month construction process.
